APAH Celebrates the Construction of Loudoun View Senior Living
On Friday, February 12th, APAH and co-owner E&G Group held a groundbreaking celebration for their first ever project in Loudoun County, Loudoun View Senior Living. Although unable to gather in person, APAH and E&G, the development team, the project’s financing partners, and Loudoun County leaders joined together online to mark the occasion. The project will be APAH’s 19th and 5th hybrid tax credit project. Site work has already begun on the $30M project, which is scheduled to complete construction and open in Spring 2022.
Loudoun View Senior Living will feature 98 affordable apartments for seniors, including 79 one-bedroom apartments and 19 two-bedroom apartments. All apartments will be reserved for those making 60% or less of the area median income (AMI), with 48 at 50% AMI and 10 at 30% AMI. All of the apartments will incorporate universal design elements to meet resident accessibility needs in aging. The property will also feature onsite resident services, leasing and property management will provide a range of onsite services to build community and help residents age with dignity and support.
The project is part of a larger 21-acre master-planned development that includes mixed-income rental and ownership properties and will provide all residents access to landscaped trails and recreational amenities, including a swimming pool and clubhouse. Located on Bartholomew Fair Drive in Sterling, VA, residents will also have easy access to the shopping and retail offerings at Potomac Run Plaza and Cascades Overlook Town Center.
The groundbreaking celebration featured notable Loudoun County and Virginia leaders, including Loudoun County Board of Supervisors Chair Phyllis Randall, Vice Chairman Koran Saines, the county’s Executive Director of Economic Development Buddy Rizer, Director of the Loudoun County Office of Housing Sarah Etro, and the CEO of Virginia Housing Susan Dewey. Chair Randall emphasized the importance of welcoming new residents of all incomes to Loudoun County for the sake of diversity and the local economy. She also remarked while this project “will be the first from APAH [in Loudoun County], but it won’t be the last”. Housing Director Sarah Etro celebrated that it was a “great day for Loudoun Seniors”, who are disproportionately low-income and housing cost burdened.
